This busy Realtor has just returned from Cabo San Lucas, Mexico, located on the tip of the Baja Peninsula. Some people refer to it as Baja California.
It is a beautiful area with blue seas, the Pacific on the West coast and the Sea of Cortez on the East coast. Sport fishing, the best in the world, happens here, with a catch of Marlin, Dorado (Mahi Mahi), Sea Bass, Red Snapper, and Grouper among the most familiar fish available to give every fisherman a good day on the calm waters. There is always something new to see, housing is going up daily, and there are four championship golf courses available for the players.
I know you are thinking "how has the housing market been affected this season in the Phoenix and Scottsdale area"? Actually, somewhat slower however that is usually in the new construction subdivisions. Resales are doing very well, mortgage money is the best it has been in years, some professions qualify for 100% financing....ask me. We are noticing some job layoffs, as in every community, however, I have spoken to several large employers who fully expect to rehire many of these people back as soon as the "crunch" has passed. I have flown 2 times since September 11, and have found flights to be secure and pleasant, although only 1/2 full as compared to earlier this past summer. My baggage was hand checked at my airline ticket counter, but that was only once out of 4 departures. And that was the latest departure.
There are so many good real estate properties to purchase here, at very affordable prices, and some owners are now indicating that they will be willing "to carry", i.e., they will be "the #2 loan" for a short time with a mortgage company or bank holding the #1 loan, which may help with the down payment monies. The opportunities are very attractive now. The best properties in all price ranges do not last very long, one week or less, so I am reminding my clients that if they see something they like, make a purchase offer quickly. The average time on the market runs between 30-60 days in most cases. Longer sometimes for the very large houses, much shorter for the smaller "cream puff" houses.
